On Daniel Island, the Condo Median Now Describes Two Different Markets

In August 2026, two condos on Longshore Street on Daniel Island closed on opposite sides of the same block. Unit 1034 at 320 Longshore St. sold for $929,000. Unit 1134 at 325 Longshore St. sold for $2,295,000. A short walk away, Unit 9320 at 130 River Landing Drive sold for $275,000, which was the lowest-priced home sale on the island that month, according to The Daniel Island News.

MLS reports put all three of those sales in one category, townhouse/condo attached. In 2026 that category has picked up a statistic that gets quoted widely and misread almost as often. The Charleston Trident Association of Realtors September 2026 Local Market Update puts the year-to-date median sales price for attached homes in Daniel Island, MLS Area 77, at $1,044,500. A year earlier it was $520,000, so the change is 100.9%.

Most condos on the island did not double in value. Most of the jump comes from which homes changed hands this year. That matters to anyone pricing or bidding on an attached home here, because the median now averages together two markets that hardly overlap.

The number, and the number of sales behind it

Look at closed sales next to the median. Through September 2026, 138 attached homes closed on Daniel Island, up from 67 over the same months of 2025. The year-to-date average attached price rose from $787,754 to $1,211,504.

When sales double and the median doubles in the same year, the likeliest explanation is a new kind of home joining the count. If the island's existing condos had simply gained value, you would expect a larger price increase spread over about the same number of transactions. Daniel Island had roughly 70 more attached closings, and a large share of them were at price points older buildings here don't reach.

The August sales list shows the split more clearly than any summary figure:

Address, August 2026 Sale price
530 Helmsman St., Unit 530 $2,325,000
124 Fairbanks Oak Alley, Unit 4A $2,300,000
325 Longshore St., Unit 1134 $2,295,000
136 Fairbanks Oak Alley, Unit 4B $1,825,000
320 Longshore St., Unit 1034 $929,000
145 Pier View St., Unit 403 $763,333
135 Pier View St., Unit 404 $630,000
130 River Landing Drive, Unit 8301 $600,000
125 Pier View St., Unit 105 $539,000
135 Pier View St., Unit 103 $349,000
130 River Landing Drive, Unit 3113 $300,000
130 River Landing Drive, Unit 9320 $275,000

The top four sales on that list are each worth more than the bottom four combined. No single middle figure describes this group, but CTAR's August report still produced one. The island's attached median for the month was $846,167, up 74.5% from August 2025, based on 14 closed sales.

Where the top of the list comes from

The high-priced attached sales line up with streets where new construction has been going up. In December 2025, The Daniel Island News reported that The Waterfront Phase 3 by East West Partners was under construction. The phase is a 47-home mix of condominiums, townhomes and duplexes "clustered at the end of Longshore Street and along Helmsman Street." The developer's website now advertises open model residences for this third collection of marshfront homes, townhomes and condominium residences, near where River Landing Drive meets the Wando River.

That same pipeline report covered two other attached projects aimed at the top of the market:

  • 211 Seven Farms Drive, a three-story building across from Vespa Pizzeria with five condominiums of 2,300 to 2,800 square feet above ground-floor commercial space. Two units had sold before the projected spring 2026 completion.
  • The Marshes at Daniel Island, behind Governors Park, built by Stanley Martin Homes with custom homes by Homes By Dickerson. It is planned for up to 80 townhomes and single-family homes, with prices starting at $2.4 million.

Once homes like these close, the MLS counts them alongside a 1990s-era River Landing Drive unit. Each new-construction closing above $2 million raises the category median, no matter what happens to resale prices in the older buildings. The August list gives no sign that older units are trading anywhere near $1 million. All seven Pier View and River Landing sales that month closed between $275,000 and $763,333.

Small samples make it worse

CTAR prints a warning at the bottom of every local report that is easy to skip. Percent changes, it says, "can sometimes look extreme due to small sample size."

Single-family homes on Daniel Island show how much one month can move. In August 2026, the detached median was $2,134,500, down 14.6% from a year earlier, on 16 sales. In September it was $2,672,500, up 21.5%, on 26 sales. Values did not fall and then climb about 25% in a single month. A handful of different houses closed in each month. The year-to-date figure is steadier, with a detached median of $2,132,708 through September, up 11.5%.

The attached category has the same small-sample problem plus the mix change. September's attached median of $1,014,000 rested on 13 closings. A few Waterfront closings landing in one month or the next can move that number by hundreds of thousands of dollars.

How the island compares once you account for the mix

The comparison matters for buyers weighing Daniel Island against Mount Pleasant or the Cainhoy side of Clements Ferry Road. Here are September 2026 figures from CTAR's local reports:

Area, September 2026 Attached median Attached closings Detached median
Daniel Island, Area 77 $1,014,000 13 $2,672,500
Lower Mount Pleasant $490,000 25 $1,375,000
Upper Mount Pleasant $560,000 12 $995,000
Wando / Cainhoy, Area 78 $505,000 6 $889,453

On the headline numbers, a Daniel Island condo costs about twice what one costs anywhere nearby. The August sales list complicates that. Pier View and River Landing units were selling in the same range as the attached medians in Lower Mount Pleasant and Cainhoy. For a buyer whose budget is in the $300,000 to $700,000 range, Daniel Island is still a possibility. The island's median just hides that segment.

What this does to a negotiation

The friction shows up when a seller and a buyer each pick a different number. An owner of an older unit who sees a $1 million median may list too high. A buyer who knows the older buildings trade far lower may decide the island is out of reach and never schedule a showing.

Pricing mistakes cost more this fall. Tricia Peterson of Island House Real Estate told The Daniel Island News that sellers are receiving about 97% of final list price on average, but closer to 95% measured against original asking price. "The difference suggests that some properties are requiring price adjustments before finding a buyer," she said. She also said homes priced well below perceived market value have drawn multiple offers within hours, while homes at or around market value have seen "considerably less activity than similar properties in recent years."

Buyers have more to choose from, too. Single-family inventory on the island was 44 homes in September 2026, compared with 28 a year earlier. The same article counted 83 active listings and 48 homes under contract through Sept. 27. For an older condo, the comparable sales that count come from the same building, or at least the same building age and location, over the past several months. The island-wide median is not a comparable for that unit.

The supply the sales data never shows

Some of the island's newest housing will never show up in these reports because it is built to rent. SCBiz reported in June 2025 that Fenland, 50 build-to-rent townhomes in Nowell Creek Village from East West Partners and Holder Properties, had opened with rates starting at $4,804 a month. The Daniel Island News reported that Marin, The Waterfront's Phase 4, broke ground on two marsh-adjacent buildings near Pier View Street and Daniels Landing Drive. The project will have 128 units and was expected to take about two years to build. Davis Development is in the early stages of a 242-unit apartment community on Parkline Avenue off Seven Farms Drive.

These projects give people another way to live on the island without buying, so they compete with older condos for some of the same households. None of that competition appears in an MLS median. For an owner on Pier View Street, the closest new supply nearby is a two-building project on their own street.

FAQ

Did Daniel Island condo values double in 2026?

The year-to-date attached median went from $520,000 to $1,044,500 through September 2026. Over the same period, closings rose from 67 to 138, and many high-priced new Waterfront-area units sold in August. In that month's sales, older Pier View and River Landing units closed between $275,000 and $763,333.

When will the next market figures come out?

CTAR's September report is marked "current as of October 9, 2026," and the August report as of September 9. Based on that pattern, October figures should appear in early November.

Is the single-family market behaving the same way?

The single-family market has the same small-sample swings without the mix change in attached homes. The year-to-date detached median of $2,132,708 through September is a more reliable guide than any one month.

If you own an older Daniel Island condo or are pricing one, start with the sales that match your building, not the island-wide median. PRL Consulting Group can pull the Area 77 attached sales that match your building's age, location and size so the list price reflects what that unit actually sells for.
